Short answer: AI visibility in real estate means your project is cited as a source in the answers generated by tools such as ChatGPT, Gemini and Google AI Overviews. Buyers now ask "apartments for sale to foreigners in Istanbul" directly to an AI and often read just one answer. Rebel Co. Group aims to get you into that answer with content that answers the question word for word, structured data and consistent brand information across the web.
What does a foreign investor do when they start researching property in Turkey? Until a few years ago the answer was clear: they typed into a search engine and looked at the results on the first page. Today a significant share of that behavior has moved to AI chat interfaces. The investor asks the question directly and gets a single answer. Whichever companies are named in that answer, that is where the shortlist is formed.
This is especially decisive in real estate. The first questions of a buyer who does not know the country or the process are exactly the kind of broad questions language models like to answer.
How it differs from classic SEO
A search engine results page has ten links and the user chooses. An AI interface usually has a single answer with a few names in it. Competition is sharper: you do not need to be on the first page, you need to be inside the answer.
| Dimension | Classic SEO | AI visibility |
|---|---|---|
| Goal | Ranking on the results page | Being cited in the generated answer |
| Competitive space | The top ten results | The few names in the answer |
| Content that wins | Keyword relevance and authority | Quotable, verifiable statements |
| Measurement | Rankings and clicks | Citation frequency and referral traffic |
How to write quotable content
This is the heart of GEO, and most content in the real estate industry fails this test because it is written in marketing language.
- Use numbers with a cited source. "Foreign interest is rising" cannot be verified. "According to TÜİK Housing and Commercial Property Sales Statistics, 2,015 homes were sold to foreigners in June 2026, 381 of them to citizens of the Russian Federation" can be quoted.
- Write clear definition sentences. State what the target term means in one sentence, right below the heading.
- Use a question-and-answer structure. Language models process this format directly.
- Add comparison tables. They are one of the formats with the highest citation rates.
- Spell out the conditions in full. For citizenship by investment, giving complete information such as the minimum amount of $400,000, the three-year no-sale annotation on the title deed, the valuation report from an SPK-licensed (Capital Markets Board) appraiser and the foreign currency payment requirement is far more valuable than giving half of it.
The technical foundation
How the content is presented to machines matters as much as the content itself.
- Structured data: Article, FAQPage, Organization and service schemas. A single syntax error in your schema causes the page to be treated as unstructured text.
- llms.txt: A file that plainly introduces what your site is about and its key pages to language models.
- robots.txt: Your access policy for AI crawlers. If you block them, your visibility is blocked too.
- Author and organization identity: Making it clear, in the schema and on the page, who produced the content.
- Accessible content: Text that loads only through scripts is never seen by most crawlers.
The multilingual dimension
Foreign investors ask their questions in their own language. The answer to a question asked in Russian is fed by Russian sources. A company that only produces Turkish content does not appear anywhere in that answer.
This is a second return on multilingual content investment, independent of classic SEO. We cover how a multilingual structure is built in a separate article.
Measurement
This area is not unmeasurable, it is simply measured differently. There are three things to track: how often your brand is cited for a defined set of target questions, AI crawler access to your site and referral traffic from these interfaces. Read together, these three show clearly whether the work is paying off.
We explain the measurement method in detail in our article on measuring AI brand visibility. Our founder Sefa Aydın covers the training side of setting up AI correctly within a team in his article on AI for real estate agents.
The way into an AI answer is not more marketing language. It is writing more verifiable information.

Frequently asked questions
What is GEO?
GEO is the work of becoming visible in generative AI interfaces. While classic SEO aims to rank on the search engine results page, GEO aims to be cited as a source in the answers that language models generate. One does not replace the other, they feed each other.
What kind of content do language models prefer?
Concrete numbers with a cited source, clear definition sentences, a question-and-answer structure and comparison tables stand out. Vague marketing language does not get quoted. The sentence "foreign interest is rising" cannot be verified, while "according to TÜİK data, 2,015 homes were sold to foreigners in June 2026" can be quoted.
Why does this matter especially in real estate?
Because foreign investors do not know the country or the process, they start their research with broad questions. These questions are very well suited to being asked in AI interfaces. Companies cited in the answer make it onto the buyer's shortlist without spending anything on ads.
How is visibility measured?
You define a set of target questions and ask them in different interfaces at regular intervals to track how often your brand is cited. On the site side, you also track access from AI crawlers and referral traffic from these interfaces.
