Launching ads for a residential project or a real estate agency is easy, building ads that turn into sales is not. In this guide you will find the seven steps of real estate advertising in order, from targeting to creative, from forms to CRM and measurement.

Real estate ads are not run to collect clicks, they are run to bring the right person to the sales office. In a residential project the unit price is high, the decision process is long and there are many competitors. Dozens of projects in the same area show ads to the same audience on the same day. That is why the answer to how to advertise real estate is less a campaign setting and more a system: targeting, creative, the conversion point, response speed and measurement have to work together.

Step 1: Clarify Your Sales Target and Buyer Profile

Before you open the ad platform, answer three questions in writing. How many units, of which type, will be sold and in what time frame? Who is the buyer: a family buying their first home, an investor looking for rental yield, a buyer from abroad? How many meetings can the sales office realistically handle per month?

These answers shape the campaign structure. In a project that sells 1+1 units to investors and 3+1 units to families, one campaign, one message and one budget will not work. You need a separate message, separate creative and a separate conversion point for each buyer profile. For a real estate agency the situation is a little different: the product is not a single project but a changing portfolio, and the real job of the ads is to make the agency's local expertise and listing flow visible. Step 2: Set Up Targeting on Google and Meta According to the Rules

In real estate advertising, targeting is limited by the platforms' specific rules for housing ads. A campaign set up without knowing these rules is either rejected or unknowingly spends on a restricted audience.

Meta: Special Ad Category

Meta treats ads for home sales and rentals under the Special Ad Category. Once the category is selected, targeting narrows as follows:

  • Age and gender: The age range is fixed at 18 to 65+, and gender cannot be selected.
  • Location: ZIP code targeting cannot be used. In the US a radius of at least 15 miles around each point you select is mandatory, a similar minimum applies in other markets and the platform widens the radius automatically.
  • Lookalike audiences: Classic lookalike audiences cannot be used in this category.
  • Detailed targeting: Demographic and interest options are heavily restricted, and audience exclusions are not possible either.

The countries where the category is mandatory depend on the market you target, and Meta may update this list. Do not skip the warning the platform shows you when setting up the campaign. The practical result is this: housing ads on Meta are won not by selecting a narrow audience, but by letting the creative and the message select the right person on their own. A broad audience, a clear message and a strong visual work better than narrow targeting.

Google: Personalized advertising policy

When housing ads target the US and Canada, Google prohibits targeting by age, gender, parental status, marital status and ZIP code (in Canada the first three characters of the postal code can be used). City, country and location targeting with a radius of at least 1 km are allowed. This restriction does not apply to campaigns within Turkey, but when you go after buyers abroad you need to pay attention to which country you select.

Google's real strength is intent. Someone searching for "2+1 for sale in Kadıköy", "beachfront villa Bodrum" or "residential project with installments" is already in the buying process. In your Search campaign, start with combinations of project name, area and unit type, handle competitor project names in a separate campaign and add words with different intent such as "for rent" and "listing" to your negative list. Retargeting: a long decision process needs long contact

A home buyer rarely fills in a form on the first visit. Set up a separate retargeting flow for people who visited the project page, watched most of the video or engaged with your Instagram profile. In this flow, do not repeat the first ad, answer the next question: floor plan, payment plan, construction progress, delivery date, show apartment visit. On the Google side, YouTube and Demand Gen campaigns reach this audience with video, while Performance Max reaches them with reminders across inventory beyond search. If you use Performance Max, split asset groups by unit type and always feed the campaign a conversion goal close to the sale, otherwise the algorithm chases the cheapest form.

Step 3: Prepare Creative That Sells with Renders, Video Tours and Drone Footage

In real estate, creative is the tool that wins back the precision targeting loses. Since you cannot narrow the audience on Meta, the visual decides who stops to look.

  • Renders: While the project is still a scale model, they are the only tangible asset. Exterior renders catch attention, interior and view renders drive the decision. Sunset and night lighting versions can perform differently in ads, so test both.
  • Video tours: For the show apartment or completed blocks, a 30- to 60-second walkthrough video conveys the sense of size and space that a photo cannot. The person who fills in the form arrives knowing the project better. Vertical footage for Reels and Stories and horizontal footage for YouTube should be edited separately.
  • Drone: This is the shortest way to sell the location. It shows the distance to the sea, the metro, main roads and amenities in a single frame. Drone footage of construction progress answers the trust question in off-plan sales.
  • 360° tours and floor plans: They work on the landing page and in follow-up messages, not in the ad. They qualify serious buyers and educate the curious.

This decision directly determines inquiry volume and quality. The strengths and weaknesses of the two paths are clear:

In practice we use both together. On Meta, volume is collected with a lead form during the launch period, but qualifying questions such as budget range, unit type and purchase timing are added to the form, and the form type that requires higher intent is selected. Shortening the form and inflating volume is easy, but hundreds of records the sales team calls and cannot reach sell nobody an apartment.

Step 5: Language and Country Targeting for International Buyers

In Turkey the international buyer market is concentrated in certain countries and provinces. According to TÜİK (Turkish Statistical Institute) data, the provinces with the most home sales to foreigners in 2025 were Istanbul (7,989), Antalya (7,118) and Mersin (1,800). In the nationality ranking, citizens of the Russian Federation (3,649), Iran (1,878) and Ukraine (1,541) took the top three places. We apply three rules in international buyer campaigns:

  1. Country and language are targeted separately. A Russian-speaking buyer living in Germany and a buyer in Russia are not the same person. Combine country targeting with language targeting and manage each combination in a separate ad set.
  2. The creative and landing page are in the buyer's language. Sending traffic from an English ad to a Turkish page wastes budget. Language versions should not be translations but content that answers that market's questions: the title deed process, residence and citizenship requirements, rental yield, payment methods.   3. The person who responds speaks that language too. Calling back a lead that came in through a Russian ad in English lowers sales regardless of ad quality.

Do not forget the platform rules either: as soon as you target the US and Canada, Google's housing restrictions kick in, and on Meta the Special Ad Category rules apply depending on the target country.

Step 6: CRM and Response Speed

The most expensive mistake in real estate advertising is made not in the ad account but in the sales office. A buyer who fills in a form at 23:00 has often already talked to two other projects by the time they are called in the morning. Answering an inquiry within minutes can make a bigger difference than campaign optimization.

This is the flow that needs to be set up:

Cost per form is a misleading measure of success in real estate advertising. A campaign that brings in cheap forms often brings in people who cannot be reached or whose budget does not fit. Spread your measurement across the entire sales funnel:

  1. Cost per form: A starting indicator, do not make decisions on it alone.
  2. Cost per qualified lead: Leads that were reached and whose budget fits.
  3. Cost per office visit or video call: The intermediate step closest to the sale.
  4. Ad cost per sale: The real decision metric.
